Pondok Wisata (Homestay) License
A Pondok Wisata is the license required to legally rent out a small-scale accommodation—such as a villa or homestay—for short-term stays in Bali. It applies to properties with up to five units. If you rent out more than 5 units,a villa license is required and only possible on pink zone Itr.
The license must be held in the name of an Indonesian citizen. Alternatively, the property may be managed by a PT PMA company with an approved business scope for villa management.
A Pondok Wisata is valid for five years and is renewable. You are also obligated to file and pay the applicable taxes—monthly or annually, as determined by the local tax office. Tax filings are required even if the property generates no income.
